“Dear Sherman, … HELP!”

From time to time I get questions from my mentoring students (a/k/a Proteges) that seem like great questions to share with others. Today was just such a day.

I’m just about at wits end with these listing agents shooting down my deals so I’ve been doing some level 2 marketing. 2 weeks ago I sent out 400 postcards to absentee owners in PG County that bought before 2001. specifically in the 20743, 20745, 20785 zip codes. So far I’ve yet to get a response. I’d like to send out more postcards to DC landlords/ and I have a list of properties with code violations. How many pieces do I have to mail before expecting a response? What am I not doing that I need to do more of? What should my next move be?

Either your “Target market” or your message on your post cards – that’s why the zero response.

Would suggest the following:
#1 – Let’s fix the problem with you and your agents. The whole purpose of having a Phase I marketing SYSTEM in place is to leverage your time and their knowledge. Let’s take a closer look at what you are doing versus what’s in the system by reviewing the CD’s for Days 4, and 5. Please make sure you are following it step-by-step BEFORE making any changes. By walking away from Phase I before doing it correctly, then jumping into a “modified” Phase II System you are making stuff up on the fly, and therefore, YOU ARE MOVING BACKWARDS<<<<

#2 – AFTER you have your Phase I marketing on auto-pilot, then you want to move into Phase II Marketing System in the course. The way to put Phase I on auto-pilot is to get your Realtors® and your VA (Virtual Assistant) working together as a team. The key, as discussed in the 21-days System, is to do it in the way I show you so that it can be outsourced (off your desk) and repeated (by others you hire) to achieve the same results. Even if you make a little less money per deal by hiring and handing it over to your VA, you gain back way more time into your day/week. This is the proven way of creating wealth. You make money while someone else does the work.

#3 – When you are ready to take on Phase II, you want to start with something that has proven to work, like bandit signs, and postcards to people on foreclosure and divorce lists, like I show you in the course on Days 8,9 and 10. This is exactly what I mean when I talk about getting rich by “layering” versus “diversification”. This is also how you create systems that work when you are sleeping, relaxing, or exploring the underwater caves in Tortola…

#4 – Sending postcards to “absentee owners” just sounds like a losing strategy from the word “GO”. Please show me in my 21-Days course where I wrote this, so I can rip those pages out to prevent anyone else from making the same deadly mistake.

p.s.s. – There are proven ways to get to absentee owners. Postcards is NOT one of them. I’ll be doing a monthly coaching call on finding absentee owners in a few weeks, if not sooner.
